AUTHORIZATION OF RELEASE OF INFORMATION Applicant(s) represents that all the above information and statements on the application for rental are true and complete, and hereby authorizes Planned Property Management, Inc. to investigate consumer reports including, but not limited to, residential history (rental or mortgage), employment history, criminal history records, court records, and credit records. This application must be signed before it can be processed by management. Applicant further acknowledges that false or omitted information herein may constitute grounds for rejection of this application, termination of right of occupancy, and/or forfeiture of fees or deposits and may constitute a criminal offense under the laws of this State.
If this application is accepted by Planned Property Management, Inc., the lease must be signed within 48 hours of approval. If applicant fails to enter into a signed lease upon approval, Planned Property Management, Inc. will retain any monies collected as liquidated damages. If this application is rejected, the Application Deposit will be refunded in full.
I hereby deposit (Application Deposit) plus $50.00 Credit Check Fee, The Credit Check Fee is non-refundable. This Application is subject to pending approval. This Application, when accepted, becomes part of the lease.
I agree to lease the described Premises under the terms and conditions set forth and agree to execute a lease. Further, I have made a deposit ("Application Deposit"). The Application Deposit is to be refunded if the applicant is not acceptable to Agent (Planned Property Management, Inc.) for any reason. The deposit will NOT be refunded if (1) Agent approves Applicant and prospective Lessee (Applicant) hereupon refuses to execute a lease in the form promulgated by Lessor, or (2) If any representations made by Applicant prove to be untrue.
If for any reason the Premises are not available for occupancy on the date of commencement provide above, neither Planned Property Management, Inc. nor any of its officers, agents, or employees shall have any liability to the undersigned therefore; provided, however, that during the period of such unavailability, the lease shall remain in full force and effect, the rental of the Premises shall be abated and the commencement date of the lease shall be postponed until Planned Property Management, Inc. deems the Premises to be ready for occupancy.
Advance written consent of Planned Property Management, Inc. is required for subletting or any assignment of the lease to be executed. No pets are allowed without the express written consent of Lessor in advance. No water beds are allowed on Premises. I hereby expressly release Planned Property Management, Inc., and any procurer or furnisher of information from any liability what-so-ever in the use, procurement, or furnishing of such information, and understand that my application information may be provided to various local, state and/or federal government agencies, including without limitation, various law enforcement agencies.
IT IS OUR POLICY NOT TO DISCRIMINATE RENTALS ON THE BASIS OF RACE, CREED, COLOR, NATIONAL ORIGIN, RELIGION, AGE OR SEX.
I DECLARE THAT THE FOREGOING INFORMATION IS TRUE AND CORRECT, AUTHORIZE ITS VERIFICATION AND THE OBTAINING OF CONSUMER CREDIT REPORT.
I agree that Landlord may terminate any agreement entered into in reliance on any misstatement made above.
